To market your apartment building ADVENT will provide the following services:
- Begin an advanced marketing campaign to compress the stabilization period
- Start an online and Social Media campaign to create a buzz and interest in the property
- Utilize on-site banners and use our current ad campaigns to focus on your building, such as bus ads, car ads etc…
- Pre-qualify tenants to move-in upon receipt of Occupancy Permit
Creating a buzz and interest in the building is the key to stabilizing the asset quickly while still taking the time we need to place the right tenant!
To lease the apartments ADVENT will provide the following services:
- Provide a full evaluation of the property and market rental rates
- Field all calls and interest from perspective tenants
- Show the property to perspective tenants
- Screen tenant applications; credit checks, landlord references, income confirmation, personal references etc…
- Execute all documentation, Lease Agreements, Addendums, Rules and Regulations, Move-in Condition reports, parking stall agreements etc…
- Coordinate all move-ins and outs
Placing the "right tenant" is more valuable than placing the "tenant right now". Long term tenants, low turnover and fair rental income will keep your investment stable!
To manage the tenancies ADVENT will provide the following services:
- Collection of Security Deposits and Rents
- Deposit all funds into a dedicated Real Estate Trust Account
- Coordinate all repairs and maintenance for the apartments, including warrantied items.
- Provide 24 hour emergency contact for Tenants
- Handle all tenancy disputes, including non-payment of rent, complaints, damages etc…
- Appear at all Arbitration Hearings on the Landlords behalf
- Regular in suite inspections to ensure the tenant is maintaining the property to the Landlords' Standards
- Manage annual rent increases as set our by the RTA
Fostering a meaningful relationship with the tenant ensures that they are taking excellent care of your investment!
To manage the building ADVENT will provide the following services:
- Hire and supervise a Building Manager (on-site or not)
- Manage and pay Service Agreements for ongoing proactive maintenance in the building, HVAC, Elevator, Landscaping as needed
- Purchase equipment and supplies as needed for the caretaker
- Inspect the building and grounds regularly
- Arrange Insurance for the property
- Financial Management and Reporting
- Optimize operational expenses with a proactive regular maintenance program to avoid large repair expenditures
Proactive maintenance programs and service agreements will keep your expenses down and manageable. The more we can avoid "unexpected" repairs the more we can save your cash flow!
